I have a buyer that i am helping purchase a Wells Fargo home, because i have three REO accounts i understand the turn times and reqirements from most banks and servicers. Until now i have had what i consider normal turn times in the business, 2-5 days for accepted offers(including highest and best and all that, 2-5 days for fully executed contracts and 5-7 days for escrow information. WEll, i have come across an agent/team that has taken 3 weeks to send over lender addendums with no return phone calls and/or emails, another three weeks to reply after addendums were emailed back to them signed by my buyer, only to get a message stating that they needed original signatures on the addendums and all of the CAR contracts and the deposit check to be under their name. Well, i complied to their request so that i could speak with the agent face-to-face to find out what they were about, well i found out that the agent does not work out of her office (no big deal) and when i spoke to her assistant he said that wells usually takes long. Now, i am still waiting on the fully executed, it's been three weeks again....and they are still not replying to my emails or calls! upset (quick time line submitted offer on 9/17 offer accepted on 10/8 and still no contracts), Now, my question to you Wells Fargo people, is this a normal turn time, is the service really that bad with the wells reo account? If so, is there a way to report this dead wood agent? Please advise.....Thanks... tired

Premiere Asset Services (Wells Fargo's REO marketing group) getting rid of agents was on another thread but if Wells Fargo has become this unresponsive then perhaps they also got rid of some internal staff!

As Mr. Foreclosure said WFs reo is PAS. If you are indeed dealing with them your time frames are totally out of character. I'm a listing agent with them and have only had to wait one time more then 2 days to get a response to an offer. That was because the AM was sick as was his backup. Once you get the addendum back to them it should only take a week or less to get signatures back. PAS has pretty strict rules and they are getting stricter on speed of getting docs and such back to them. The listing agent themselves would get in trouble dragging it for the 3 weeks here and there that you say. I'd say check out PAS's website. There is a number there somewhere. You can at least call and ask if this property is indeed handled by them. It might not be. But overall your experience doesn't sound like PAS who handles most WF homes.

Sometimes it a Wells Fargo listing through a third party servicer and not PAS.In that case it does take longer sometimes to get a response as third party sends it to Wells Fargo and then the investor has to look at it as well.

I always warn agents that send offers on my PAS properties that it's not gonna be easy. I had one with proof of 80% funds. They wouldn't sign until I sent proof of another 10%. We got the seller signed contract 2 days before closing. Another was getting a commercial mortgage but we sent a copy of their bank statement showing they had the cash to purchase, no good, they wanted a pre-approval from the bank because the contract stated a mortgage not cash, bank wouldn't do pre-app for a commercial loan. Ended up having to amend the contract to cash, buyers used cash and got the mortgage afterward. Was a real PAIN! But of course I'll still take their properties! lol
