I would just like to ask the experts, Here in the Philippines,knowing that it's a third world country,lots of people here are still paying for their PAG-IBIG a goverment branch who caters for the filipinos housing needs.

Now people who already have their land title don't have the means to build a decent house, the question is will it work if say some1 who has the means to lend money for building houses to people who alraedy own the land,Example say 500,000 pesos and let it be paid over 30yrs for 60,000.00 annually plus 9% interest that's 5,400.00 total of 65,400.00 yearly for 30yrs. that will make 1,962,000. So in 30yrs 500,000 will become 1'962'000 lender earned 1'462,000 over 30yrs is that right? Now how would the lender secure that he can collect a monthly payment from these people who don't even have income to even build their own house? Here is what I thought of, what if evrytime the lender lends money he will also include in the contract that all houses should be designed with his accredited contractor, andd all houses should be build with one room intended for rent? for 30 yrs. that room will be the means for the land owner to generate income and pay the lender. If the owner was not able to pay over the period of time, the lender has the right to rent that room out for his own purposes. In this way the owner of the land doesnt have the excuse not to pay his dues. What do you think? will this work? will anyone invest on tis idea? I need to know your opinion.

That's a lot of IF'S!

Contact an attorney who knows your local real estate laws to see if this is viable or not.

Posting on an international board will not get answers to your types of questions.
