I am new in Real Estate, and I have a question, if someone please can help me, I would greatly appreciate it.

Ok.. so, I submitted an offer to a listing agent for an active property. Some days ago I saw that it is now showing "accepting back up offers only" is it his right to let me know in writing or verbally if the offer was not accepted, I am not sure what to do. My client really is interested in this property, and
i don't even know if his offer is being considered as a back up offer, (like I have read on the MLS)
Isn't his right to communicate to everyone who placed offers, on this property the situation? or should agents check MLS on their own to see if it is still active or pending? please help me. I don't know if I should start showing my client other properties or wait on this one. He really wants this property.

Don't rely on the listing agent to get back to you. Though it would be nice, and you have every right to expect it, they offten need to be reminded that you need a status on the offer you submitted.

Be proactive in representing your client and contact the listing agent requesting a status of the offer.

You should always be proactive when it comes to other agents. Always follow up. Some agents require you to pester them but who cares...you have to work on behalf of your client.

The biggest mistake I've made is to assume that the other agent in the deal is going to be as serious about getting things done in a timely fashion as I am.
