I have a prospective tenant for my own property. They make $80k (I'v got tax return) but have a bankruptcy from 4yrs ago. They want to move in immediately, which works perfect for me. Background is clean, credit report shows all accounts closed, is this due to the bankruptcy? It does not state bankruptcy, it also shows 2 lates. I will contact their current landlord, they did supply the phone number & I will ask their realtor. What do you guys suggest?

These people tried to go thru another agent to rent my house. At first I did not realize it was them but then when I called for reference I noticed it was the same phone as before. They were pretty sneaky, I asked the agent if he was affiliated to the other brokerage & he said no. Then they went back to the first realtor, when he called me I mentioned what was happening & he said he was not going to deal w/them. I was unable to make contact w/their landlord for references & to top it off the landlord was not even the current one. They wrote the current address w/the phone number to where they use to rent previously. They had just started their own business in January 2008, which they had started & closed in 2004. They were late two months on a credit card bills one for $1000 (mind you they only had a couple of cards) & they only wanted to pay first & security. After careful thought it did not feel right. Sneaky!
