All signs point to my transaction with spectrus going through.

This quite possibly will be the easiest commission I've ever earned.

I'm extremely interested in doing more transactions like this. Does anyone have suggestions for finding clients?

Also, I really think we should try to put together a larger list of companies that are set up to pay real estate agents as opposed to being set up as a security (meaning unless you have a securities broker license...too bad)

ok...my question is:

How is it legal for TIC companies to pay me for a client?

Isn't that a referral fee?

Can I take that a step further and pay a commission to someone for referring me a TIC client that refer to a TIC investment company? For instance, an escrow company, accomodator, or RE agent.

Just to keep everyone up to date. I was doing some research and I was lead to this forum topic from google. Many of the companies talked about here are out of business. I know that Spectrus just laid off all their saleman and just kept their property management employess for now. They are struggling to make payments on all their properties. They sale the properties as real estate not securities, so they are not feeling the effect of the SEC like Spectrus and SCI are.
