I am small independent mortgage broker. How do you geet on the referral list of brokers of Loss Mitigation Departments or Special Asset Depts. of Banks?

I have unsuccessfully tried to get a pre-foreclosure & foreclosure homeowners (notice of default filed) for about 18 months.

I have brought nod lists from redloc; used free lists from title companies - all to no avail. It seems by the time I send these homeowners a post card or make a personal visit; someone else has beat me to the punch!!


Can anyone share a tidbit of information as to how to get to get in front of these homeowners?

That is going to be extremely difficult due to the fact they are already inundated with several sources. Most counties list NOD's on their recorders website as it is a matter of public record.

If you are unable to obtain this information online, you may go to the county recorders office and request this information.
