Have buyer wife has good credit but bought 2 new cars and makes only 9.50 an hour so can't go stated.guy has 590 middle but has a foreclosure that's 2 years old from a previuos marriage.

My loan guys lenders will only do loan if foreclosure is 3 years or older,they want 100 percent loan,if anyone can do this let me know or e-mail me.

Promise Land- Super Realtor did not ask for a Lender he asked for help. Since his Loan Consultants do not know there products as well as some of the other lenders than they could not produce his sale. I know the products because I get 50 emails daily from AE's sending me there rate sheets and products. Something I do with my AE that want my buisness. I took it from Super Realtor's thread title and post that he did need help in finding a lender. Whether it is a solution, program, or lender that is being offered... I would like to learn more so that I can provide my clients with the best benefits and I'm sure others probably wouldn't mind, too.

I also wanted to lookout for Super Realtor and other members in case someone decided to help for the wrong reasons -- not implying that you were There have been instances [not here] that someone would ask to send over the 1003, 1008, GFE, credit report, etc. as a helping tool and it resulted in stolen deals. I would've looked-out in the same way for you.
