hi again,I need a phone number to a very high up supervisor,ceo,president of wells fargo.The reason is my mf loan officer screwed up realy bad! I cant go into details right now.My loan oficer is not giving me the names of his supervisors or anything else,just a bunch of crap.thank you

I would call the 1-800 cust service #'s and zero out until you get a live person, then just ask for a supervisor. How bad is bad??

Is your loan officer local to your market, or is he/she in a central 800# location in some other state?

some of the big lending institutions are structured into separate divisions (local & central 800# located) - so if you call the 800# and he/she is local, you might be calling the wrong division.

if he/she is local, try calling the main local office # and ask to speak with a manager.

Please fill us in with any updates. I hope you had a chance to look at the problem from all angles. Recently, Wells Fargo [wholesale] is experiencing an internal change resulting in deals to go sour. I hope this isn't true in your case and the problem was resolved.

ok here are some details.I will have to warn you I dont type very good.Durring getting aproved for a loan,my loan officer asked what kind of loan i wanted.I asked for a 100% loan,with the closing cost and all would be included.He told us (me and my wife) no problem.We found a house gave a bid ect...The loan is a fha loan.
A coulp of weeks later he told me my loan was given to another loan officer because he did bad credit loans.WE have exelent credit.A couple of weeks later we recieved a pre contract package. I geuss thats what you call it.Anyway it had all the exsplaned stuff in it like interest rate ect....At where it says total estimated closing cost to bring was 15,000 dollars.Not know what the hell is going on,I call the new loan officer and told him we are getting a 100% loan.He said there is no way it can be done.This guy didnt know who we wre didnt know my agent he was totaly ignorant.So i called my original loan officer chris and said this is a 100% loan,he said it is michal the second loan officer was not up to speed on the loan.2 this is only a pre contract and tht amount wood come down as they crunched numbers.
A couple of weeks later we get another pre contract this one has 1500 dollars on it.So I call chris and asked him about it ,he said we can roll this into the loan.
5 days before closing my agent called me.He has was told the same thing i was told when i was pre aproved for the loan ,it was a 100% loan. and asked me did mike call you about how much money to bring to the table.I told him zero.He said he talked and met with both of them and thay said i would need to bring aproxamently 300 dollars to the table.I told him i could do that .So I called mike that day and said what do I need at closing (cris was on vacation) he told me 300 dollars I told him are you sure I dont want any suprises.He said 300 would do it.
3 days before closing i called my agent ask afew questens ,and he asked me what i was to bring to the table.I told him 300 dollars per mike said.He said that what I was told to.
2 days before closing i called mike had a few questens like payment amount ect... and how much to bring to table at closing, he said 300 dollars.
Feb 23 day of closing arived at title company 945 sighning at 10 oclock,my agent is there .We walked in the door and all hell broke loose.He said theres a problem! I asked what kind of problem ,he says there 1793 dollars due!
To make along story short we called mike and no anser ,we called his office ,cell left messages.I said call chris left a message he called back about half an hour later and asked what the problem was.WE exsplained he said I will call you back.I am still confused and not sure how or what happed ,but i will try to exsplain .Cris said i am working on the problem to get the amount back to 300.then he asked my agent if he would call the seller to exsplain why he needed to give me 950 dollars do to him being over paid.My agent could not beleive what he was saying,and told him no.I am so pissed right now that i call chri and ask him what is going on he told me it was due to some fha cap and the seller was over paid.Chris says he will call the seller and ask him about it.By now it is 2 oclock and we deside to call it a day no funding can happen after 3 oclock.So me and my wife are trying to deside what to do we have packed our apt everything ,beds cooking everything.
Feb 24 8 am i call cris to find out whats going on ,he tells me im still working on it.10 oclock I call chris and we come to a conclution I will pay the 1793 dollars ,he tells me that he talked to the seller and he agreed to pay the 950 dollars to me .I said lets go close this deal Iget a 1793 dollar cert check.chris calls and tells me to be at the title co at 2 oclock and the amount would be aprox 100 dollars less not for sure why.go to the title company they tell me 100 dollars more.Now the title company thinks this guy is a nut.
anyway we close get the keys move in .On the following monday the seller coms by to give me some exstra keys paper work for water heater ect...I asked him about the check and tells me ,if i want that money i will have to sue chris.
I need to go now I am a diabetic and am to upset to finish this right now.I will say this its not the money its the fact that i was lied to.I will try to finish this later i dont feel good right now.but i have much more to share.

This is why you do not use a retail division. Use a broker. Visit my website and read the study done by a Georgetown University professor comparing Mortgage Brokers to Retail Lenders. It's on the right hand side of the home page. I'm sorry for your bad experience.

Without seeing the buy/sell, GFE and Hud1 it is tough to know exactly what went wrong, but here are a few guesses. Since this is FHA I am assuming that the contract was written with the seller covering the closing costs and donating the down payment to a DPA.For actual upfront costs FHA is one of the more expensive loans out there. It is not uncommon for a LO to figure low on closing costs in the beginning, then adjust when the final figures come in. When you have an idea of what the costs are, the figures are given to the Real Estate Agent to incorporate into the Buy/Sell agreement. Once that Buy/Sell is accepted, the dollar amount from the seller is fixed.
The statement will read something like "The seller agrees to pay x% or up to $xxxx towards buyers closing costs, pre-paids and lenders fee's. The seller also agrees to donate 3% +$xxxx to (DAP).
My guess would be that not enough was figured into the contract. This could be for several reasons. Taxes higher than anticipated, figures not updated when the file was transferred to the other LO, lender costs higher etc.
I would be very shocked to find that the Seller was over payed. The title company reviews the buy/sell, Final GFE from the lender and where all the funds go.
With as much scrambling as you are describing, I would be inclined to think not enough funds were asked for in the contract. If you really think you were hammered, I would see if you could find a friendly Mortgage Broker that will look over the paperwork for you. Then proceed from there.

You are putting a one-sided spin on Dr. Elliehausen's article.

His study limits his conclusions to subprime mortgages only, and does not suggest that broker-originated mortgages are less expensive in the prime credit market.

It's terrible what happened to Supercat, but to say "see, this is why you shouldn't use retail lenders" is just wrong. This is a case of extremely bad service - it has nothing to do with being a mortgage broker or direct lender.

Sorry about not getting back sooner,but this is the rest of the details.I called chris and michal tring to get a resilotion to this .I talked to chris for days ,him telling me he was going to fix it.That did not work.So I called wells fargo complaint center,and got there supervisors names and numbers.
In short thay were about as helpfull as a gas truck at a out of contrl fire,Chises super asked me if I had some form of paper work to give them ,so thay could get the money from the seller.Then when I sugested calling fha he told me 'you dont want them involed'.
So I call corporate again and this lady said I will get to the bottom of this.I have not heard from her again.So after hours on the phone I guess I will not be getting that money back.
Dont get me wrong I understand I mite need more money at closing,but why lie just tell me. Also why didnt they know or tell me 2 days before closing.There supervisors told me it was miss comunication.Then when I talked to chris and he told me why he did not get it in writing he said he trusted the seller to keep his word.
We had a house warming party over the weekend ,had some freinds over,including my agent and told them the story.Most said thay wont use wells fargo for finacing.The sellers agent came by sunday asked how we liked the house ,and talked to me about wlls fargos2 jokers,and could not beleave why thay did not change the contract.
Anyway we got our dream home and are very happy with it.
